AGF is actively contributing to the development of the 4POINT3 project, a residential complex designed for students, located in downtown Montreal, Quebec, in partnership with Ogesco Construction Inc. This 11-storey building, which includes underground parking, will feature 251 housing units thoughtfully designed to offer students a comfortable and functional living environment.
To meet the specific needs of this clientele, the building will include numerous shared spaces and amenities: a fully equipped gym, a lounge, study rooms, work cubicles and meeting rooms, a games room, a rooftop terrace, and an electric car-sharing service.
Project Progress
In total, over 800 metric tons of rebar will be required to complete this project. The first delivery to the site took place in April 2025. On average, between five and six rebar installers are mobilized on-site.
To date, our team has completed the foundations as well as the ground floor. Work is currently underway on the second-level slab and will gradually progress until all 11 floors are completed. AGF’s involvement on this site is expected to wrap up in December 2025.
Unique Foundations
A key technical aspect of this project lies in the design of its foundation. Unlike traditional foundations, which typically rely on multiple footings at various support points, this building rests on a single large raft foundation (a massive reinforced concrete slab that covers the entire footprint of the building).
Logistical Challenge in the Downtown Core
Located in the heart of downtown Montreal, the construction site presents several logistical challenges. The limited space prevents trailers delivering rebar from remaining parked on-site for extended periods and also restricts on-site fabrication options for our structures. To address this constraint, the rebar columns are prefabricated at our Longueuil facility and delivered according to a tightly managed schedule.
Thanks to effective communication and close coordination among all stakeholders, operations have been running smoothly, avoiding any site congestion.
