AGF is participating in the construction of the new Lib residential complex in Vaudreuil-Dorion, developed, built, and operated by EMD-Batimo. This 14-storey building will include 187 rental condos designed for adults aged 55 and over.
In addition to the residential units, the complex will feature a variety of shared spaces such as a panoramic lounge, culinary area, fitness room, swimming pool, outdoor courtyard with barbecues, pool room, and more.
Project progress
The first rebar deliveries to the site took place at the end of May 2025. AGF’s work is expected to span approximately one year. So far, a large portion of the foundations has been completed, and our teams have begun the first lift of vertical elements, including walls and columns.
Two projects, one site
An interesting aspect of this site is that it includes not just one, but two distinct construction projects within the same excavation.
Right next to the Lib Vaudreuil-Dorion building, AGF is also involved in phase 2 of the Chartwell Le Prescott residence, a 12-storey building that will include 248 apartments, including 24 care studios for residents with loss of autonomy.
Given their proximity, both projects are overseen by the same foreman and project manager, allowing for smoother coordination and more efficient management of resources, deliveries, and on-site logistics.
Tight logistics, well-coordinated efforts
One of the main challenges on this site is the extremely limited space around the excavation, which leaves no room for storing rebar at ground level. As a result, materials must be delivered directly into the excavation area. This setup demands close coordination with other trades to ensure safe and efficient site circulation and material handling. Fortunately, strong collaboration among the site teams helps keep everything running smoothly.
Close collaboration between three business units
This project is a great example of synergy between three of AGF’s business units. AGF Tecnik (based in Thanjavur, India) is handling the detailing; AGF Ottawa is responsible for rebar fabrication and project management; and AGF Longueuil is overseeing rebar installation on site. A true team effort that reflects AGF’s strength in uniting its expertise across regions to deliver large-scale projects.
Another Lib project for AGF
This isn’t AGF’s first involvement in a Lib-branded project. Our teams are also contributing to the Lib Mont-Saint-Hilaire in Mont-Saint-Hilaire, and to the Lib Kanata project currently underway in Ottawa.
